Kennedy and Charlton commercial management firm opens in Warwick

— Robert M. Kennedy III, president of Kennedy Companies, Inc., recently joined with Ron Charlton to form Kennedy & Charlton, LLC, a full-service property management firm.

On Wednesday, Feb. 3, Town of Warwick Deputy Supervisor James Gerstner and members of the Warwick Valley Chamber of Commerce joined Robert Kennedy, president of the new firm, and Ron Charlton, vice president, along with their families and staff to celebrate the grand opening of the company headquarters at 8 Forester Ave.

Hudson Valley and New Jersey
With Kennedy and Charlton at the helm, the company offers decades of experience to clients located in the Hudson Valley and New Jersey.

"Our firm," said Kennedy, "grew out of necessity, driven by the challenges we faced as owners of commercial properties ourselves. These experiences, managing our own portfolio of prime commercial properties, dealing with contractors and vendors of all varieties, managing multiple complex projects simultaneously and serving the needs of our valued tenants has prepared our organization well to deliver top-flight commercial property management services.

"We exhibit pride of ownership in the properties we manage and assist in securing bids for maintenance and other work just the same as we do for our own equities," he added.

Hand-on experience
Services provided by Kennedy & Charlton include leasing, rent collection, site inspections, preventative and common area maintenance, professional liaison with contractors and vendors and monthly reporting as well as providing budgets, annual reports and other customized reporting.

Kennedy began his career working in the family commercial real estate business in 1997. He learned the business from the bottom up and hands-on involvement provided him with the experience and understanding to take over the third-generation family business.

Finance, insurance and accounting

Charlton brings years of finance, insurance and accounting experience.

He compliments the business with his experience in the day-to-day management of operations for Kennedy & Charlton as well as handling the financial reporting.

This includes cash management, budgeting, coordinating external lender reporting, collections and financial statement monitoring.

In addition, Charlton works closely with vendors on maintenance and development projects, keeping all projects on track and within specified budgetary constraints.
